Energy Assessments & Feasibility Studies
Level 1
Walkthrough assessment identifying low-cost opportunities and briefly describing remedial actions, potential energy and water savings, cost estimates, and project ROI. This report aims to deliver cost estimates and energy savings within 30% of what would actually occur and evaluate the need for a higher-level energy assessment.

Level 2
This builds on a level 1 assessment and includes an analysis of low-hanging fruit and retro-commissioning measures. Additional measures are identified, including equipment retrofit or replacement opportunities. Advanced spreadsheet modeling and budgetary pricing is used to develop costs and energy savings estimates within a 20% error.
A level 2 assessment includes
- All of level 1, and
- Detailed major equipment inventory and utility use allocation to each building subsystem
- Additional opportunities, including
- Automation system retro-commissioning
- Energy efficient retrofits
- Ventilation & demand-controlled ventilation
- Summary of capital replacement projects
- Project prioritization and financial analysis
- Measure persistence handbook
Level 3
Rigorous study and analysis of all building systems with special attention paid to potential capital-intensive replacements. Submetering, trend data, on-site data logging, and simulation tools are used to gather data so all opportunities may be evaluated and prioritized. Due to the large nature of the analysis, the measures will be evaluated for interactions. Contractor cost estimates will be used to hone in on a precise cost estimate.
A level 3 assessment includes

- Capital replacement planning
- Greywater reuse
- Building envelope retrofits
- Electrification and fuel switching

Feasibility Study
A blank slate for the customer to define the study parameters. It can include aspects of any energy assessment level and the focus can be broad or very in-depth. It may also include electrification, renewable energy and energy storage analysis.

Freddie Mac Multifamily Green Advantage
Green Advantage is designed to help multifamily borrowers increase energy efficiency to help their tenants, business and community. By reducing utility costs, this program can increase a property's profitability, value, and comfort all while appealing to tenants who demand sustainable housing.
A Green Assessment is a level 1 energy assessment designed to help discover multifamily property improvements. Up to $4,000 of the cost is reimbursed when Freddie Mac acquires the loan to pursue these improvements. Property owners may opt for a Level 2 assessment and qualify for Green Assessment Plus, which qualifies the property for better financing in the Green Up program.
Borrowers who commit to making improvements based on a Green Assessment that yield at least 30% energy & water savings (at least 15% from energy) qualify for better pricing and more funds.
Fannie Mae Green Rewards
Green Rewards is a loan product that provides lower pricing, and additional loan proceeds to finance sustainable and energy-efficient property improvements.
Similar to the Freddie Mac Green Advantage program, Green Rewards covers 100% of the cost of a High-Performance Building report and Technical Solar Assessment, if improvements yielding at least 30% energy & water savings (at least 15% from energy) are installed within 12 months of loan origination.
